Renovations

Renovating can be both challenging yet rewarding.  Maybe you love your current home, but really need to bring it to a new level.  Or perhaps you are considering purchasing a newer home, but really think it needs a few things done to make it just perfect.  In each case, Stephen Flora Homes has the knowledge and experience to do just that.

Our Process

Step 1.

Initial Consultation

If you are considering a renovation, the first step is to set up an initial consultation.  This meeting will take between 1 and 2 hours and should be done at the property you are considering renovating.  During this meeting we will discuss what your goals are for the renovation and how the new space will fit into your current and future lifestyle.  General topics such as structural, mechanical and design elements will be discussed, as well as overall timing. Also included will be a general cost of such a project, as well as any fees associated with the project planning stage.

 

Step 2.

Project Planning

The project planning stage is the most critical stage of the renovation process.  In this stage we will design formal blueprints and or renovation plans with some 3D rendering available.  We also meet with the various subcontractors and suppliers, determine what selections need to be made, and what state and local codes or restrictions might apply and how to best meet those requirements.  At the end of the project planning phase a formal written contract will be presented based upon the predetermined selections and specifications.

 
 

Step 3.

Construction

This is where things really start to get exciting!  All predetermined materials are ordered, permits are secured and the construction begins.  We begin by work protecting the work area and any other areas of your home that could be affected by the work going on.  Any demolition required will be followed by necessary moving of mechanicals, and or structural members.  New framing or upgrading of systems will be installed as needed.  Once these steps have been completed, we’ll begin the process of putting things back together to complete your desired renovation that includes drywall, paint, flooring, cabinetry and finishes.

 
 
 

Step 4.

Final Walkthrough

Once all work has been completed in coordination with the project specifications, we will walk you through and show you how to best utilize your new space, answer any outstanding questions and discuss our warranty.  After that, it’s time for you to invite the family and friends over to show off your new living space!
